Botanic City is perfectly located close to the Warrnambool CBD, and is just a stone’s throw from the beautiful Botanic Gardens. There is convenient access to local supermarkets, restaurants, gyms, and other comforts to make you feel right at home.
We have multiple room types available at Botanic City – including self-contained studio apartments, large studio apartments, one-bedroom apartments, and a two-bedroom apartment. There is also a large studio that is configured for any worker, individual, or couple that may have accessible needs.

STUDIO APARTMENTS
Our self-contained studio apartments at Botanic Apartments Warrnambool are perfect for workers, individuals, and couples. We have three studio sizes available.
All self-contained studio apartments comes with a fully-equipped kitchen, dining table/workspace, king-size bed, ensuite bathroom, A/C, free high-speed Wi-fi, and off-street parking options. There are no laundry facilities.
ONE-BEDROOM APARTMENTS
Our fully self-contained one-bedroom apartments are modern, comfortable, and the perfect option for business travel, workers, and couples.
Our one-bedroom apartments are equipped with a separate lounge area, a fully equipped kitchen, additional workspaces, king-sized beds, air conditioning, wi-fi, and parking options.
There is also an option to book a one-bedroom apartment equipped with a king bed and a single bed, providing a convenient and affordable option for families and larger bookings.
TWO-BEDROOM APARTMENT
Our two-bedroom, two-bathroom apartment at Botanic City combines our one-bedroom apartment and our small studio apartment. This allows the flexibility of a shared living space and laundry, with the added privacy of two separate bedrooms and bathrooms.
This ground-floor apartment features two fully-equipped kitchens, two off-street parking spaces, and electric vehicle charging options.
This apartment provides the perfect level of comfort and amenity for co-workers, friends, and families.
ACCESSIBLE APARTMENT
Our wheelchair-accessible apartment at Botanic City has been designed to suit any worker, individual, or couple who may have accessible needs. This self-contained apartment has a number of modifications to suit, including a fully-equipped kitchen with a height-adjusted bench for better wheelchair access, and a large, and wheelchair-friendly bathroom with roll-in shower and toilet amenities. There is designated, accessible off-street parking right at the front of the apartment, including electric vehicle charging options.

It can’t get better than this for accommodation in a relatively small city!
The apartment was very clean and organized as the photos demonstrate.
We’ve passed Warrnambool multiple times but never stayed there. So, we were happy that we did this time, since we really enjoyed staying at Botanic apartments.

Our staffed reception is located at 14 King Street, Warrnambool. Office hours are Monday – Friday, 9am-6pm.
24/7 check in is available at all our properties.
An intercom is located in reception and is accessible 24 hours a day.
Botanic Racecourse
If you wish to meet our reception team, please check in at The Botanic Apartments, 14 King Street, Warrnambool from 2-6pm Monday to Friday. Otherwise you may check in directly at Racecourse Apartments, 51-57 Grieve Street VIC 3280
Botanic Beach

Early departure within the first 3 nights is non-refundable. Early departures during longer stays carry a chargeable 3 day notice period. I.e., departures on Saturday need to be notified by 10am Wednesday.
We have three MG Charge Hubs and two dedicated Tesla type 2 destination chargers at Botanic City. These are available at no additional charge for guests staying in a one or two bedroom apartment. There is a service fee of $15 for guests staying in a studio and $25 for those not staying. Please let us know at the time of booking whether you will need to use the charger so we can allocate the appropriate room.
A cancellation fee of one night’s accommodation will apply to any booking cancelled from 10:00am the day prior to arrival.
For peak periods, a 30 day cancellation policy applies. If your dates cover two cancellation periods, the most restrictive policy will apply to the entire booking.
In case of no-show, 100% of the first 3 nights will be charged.

No refunds will be given if our terms and conditions are not met.
Any cancellation fee will automatically be charged to the credit card provided or deducted from the reservation deposit. A change of date is regarded as a cancellation of the original booking.
No-shows
In case of No-show, 100% of first 3 nights will be charged.
Please let us know the ages of your children and if you are bringing extra guests. There is no extra charge for using existing bedding up to the applied occupancy rate of 4x per 2 bedroom apartment and 2x per 1 bedroom and studio apartments. Roll away beds can be booked in advance for some room types. Additional nightly costs apply. Cot, high-chair, and baby bath can be hired. Babies in guests’ own cots are not charged.
Guests must be quiet between 22:00 to 07:00.
Botanic City
Free off-street parking is available on site. Pre-reservation is not required. Very large vehicles can usually park on King Street. Second vehicles are welcome to park on King Street.
Botanic Racecourse
Free off-street, undercover parking is available on site. Pre-reservation is not required.
Botanic Beach
Free street parking is available on Latrobe Steet.

Botanic City
Daily servicing is provided at Botanic City. We provide daily service on request only at Botanic Racecourse and Botanic Beach.
Daily servicing includes providing fresh towels as required, emptying the bins and replenishing tea, coffee, milk, toilet paper and other guest amenities. Extra cleaning such as vacuuming is carried out on request. Servicing on Sundays and Public holidays is also available on request.
The Botanic Apartments are ideally set up for stays of several weeks or months. Please see our Business Travel page for further information.
We provide a weekly linen change and full apartment clean for guests staying longer than 7 days.
Valid credit card details are required at the time of booking and a pre-approval may be taken against the card. Some exceptions for Company accounts, regular guests, and when booking 3 months in advance (see deposits below).
Deposit
When booking more than 3 months in advance, a 3 night deposit is required to secure the booking with full payment to be made 1 month in advance e.g. Peak/high demand periods such as Christmas, Easter, May Races, Speedway etc.
Security bond
Payment methods other than by credit card require a security bond. This amount may vary, so please check with the property directly. Valid credit card details are still required.
Peak periods include Victorian Christmas School Holidays, Public Holiday weekends, Speedway events, Port Fairy Folk Festival, May Races and other local special events.
The Botanic Apartments does not charge an online booking fee for bookings made directly with the property via phone, email or through the Botanic Apartments’ website.
Bookings at Flagstaff House are not instantly confirmed and should not be considered accepted until you have received a confirmation email of the reservation. This may take up to 24 hours.
Botanic City
All apartments at the Botanic City are located on the ground floor. Most apartments have a single step into apartment.
Botanic Racecourse
The apartments at Botanic Racecourse are located across two levels. We do not have an elevator to access our upper floors. Please contact us direct if you have mobility issues and require a ground floor apartment.
Botanic Beach
Flagstaff House is located on ground level. A few steps lead up to the front door, but there is also ground level side access if required.
